Building Condition Surveys
Building condition surveys are usually carried out as part of a due diligence process prior to the acquisition of freehold commercial premises (a pre-acquisition building survey). It is not uncommon for these types of surveys to also be produced for leasehold properties before a tenant signs a new lease.
Commercial premises are rarely found to be in full repair and potential purchasers need to be aware of any existing disrepair and potential liability. They also need to know the suitability of the use of the premises under consideration and the ease with which they can be converted or adapted to suit requirements.
