Building Condition Surveys have many uses but are usually carried out as part of the due diligence process prior to the acquisition of freehold commercial premises. These are sometimes referred as a Pre-Acquisition Building Survey. It is not uncommon for these types of surveys to also be produced for leasehold properties before a tenant signs a new lease.
Commercial premises are rarely found to be in full repair and potential purchasers need to be in no doubt as the extent of any existing disrepair & potential liability, the suitability of the premises for the use under consideration and the ease with which the premises can be converted or otherwise adapted to suit your needs.
