Managing the Minimum EPC rating requirements for Commercial Property portfolios

When it comes to managing your requirements to comply with the Minimum Energy Efficiency Standards (MEES) and that elusive ‘E’ rating, we have an extensive track in helping our clients with to avoid pitfalls, save money and make informed expenditure decisions.  With the upcoming and proposed changes to the minimum EPC ratings for lettings that will apply to all privately rented property from April 2023, this has never been more important.

We have been extremely successful in reviewing not only standalone properties but also whole portfolio’s to give not only the best chance of achieving the highest possible rating as the property stands today but also confirming works that we can 100% guarantee will improve the rating to the desired level, whether that be an E or better.

Why are we different to other EPC assessors?

  • We are used to working with large portfolios, with UK wide coverage
  • All our assessors work in-house and all EPCs are quality checked internally with regular external audits to ensure the highest quality is maintained
  • Our EPC team has over 10 years’ experience in producing EPCs for clients
  • We will never lodge an EPC without first consulting you/the client
  • We can undertake a MEES review of any property we have surveyed, to model relevant improvements (such as a new lighting, glazing and upgrades to services etc), reviewing how different solutions will impact on the EPC rating, with a view to preparing an enhanced recommendations report & analysis, so that you can make an informed decision on which building improvements will have the biggest impact on the rating, prioritised by cost, that will achieve an E rating or above – please ask if you would like us to send you an example to review.)
  • All too often EPC assessors use default values for the basis of the assessment, and this is something that should be avoided if at all possible. We will always go the extra mile to research the correct data values.
  • We use advanced 3D modelling software called DesignBuilder and not the basic iSBEM software which does not enable you to ‘see’ the building being modelled
  • We can combine the EPC with other surveys such as asbestos, floor/lease plans and similar surveys provided in-house to maximise both time & cost, when multiple surveys are undertake at the same time

The minimum rating will be reviewed again in 2025 and 2030, so expect to see the rating required increase even further, putting even more importance on an accurate and detailed EPC to undertaken by an experienced assessor who can give the advice needed throughout the lifetime of a property or portfolio.
