Building Condition Surveys

Building Condition Surveys have many uses but are usually carried out either as part of the due diligence process prior to the acquisition of freehold/leasehold commercial premises. These are sometimes referred as a Pre-Acquisition Survey.

Commercial premises are rarely found to be in full repair and potential purchasers need to be in no doubt as the extent of any existing disrepair & potential liability, the suitability of the premises for the use under consideration and the ease with which the premises can be converted or otherwise adapted to suit your needs.

Our reporting format can be tailored to suit your needs, combining all the relevant information in either a PDF, Excel spreadsheet or produced in hardcopy – other formats can be provided upon request. Reports can feature as much detail as is required including both plans and photos. Our experienced Chartered Building Surveyor will work with you to correctly assess your needs before conducting the survey.

A standard Building Condition Survey can be upgraded to include many additional details or reports. Common enhancements that we can provide include:

M&E Condition Survey

This survey which focuses on the mechanical & electrical installations within a property and is conducted by a qualified engineer.

Stock Condition Surveys

The purpose of a stock condition survey is usually to establish the condition of an individual building or a property portfolio by assessing & recording all building elements both externally & internally.

Planned Maintenance Programme

Operational and Terminal Dilapidations

Both are extremely valuable asset management tools, particularly when considering disposal or portfolio restructuring and also when planning building expenditure over a pre-defined period.

Schedule of Condition

In order that the existing condition of the premises can be established in preparation of a new lease, a document recording the condition of the building needs to be drafted and agreed between all parties. This is typically known as a Schedule of Condition and contains descriptive text and photographs. The Schedule will contain sufficient information to ensure there can be no doubt as to the condition of a building immediately prior to the commencement of the lease.

All our Schedules of Condition are carried out by our qualified RICS surveyors and are intuitively arranged by location and building element for ease of interpretation, with fully annotated photographs throughout and provide both Landlord and Tenant with an irrefutable record for reference both during and at the end of the lease.
